Construction of three large five bedroom detached family homes in Dun Laoghaire. Carried out on behalf of our client, development company RED ROCK Developments.
These house are constructed to a BER A3 Energy Rating with high degree of insulation in walls, roofs and floors and a high level of air tightness. Underfloor heating system was installed on the ground floor with radiators at first floor. The heating system on each floor is thermostatically controlled with each room having individual controls.
An innovative ‘A’-Class air-to-water heating system by Daikin, providing energy-efficient central heating and hot water, at reduced energy compared to current market alternatives.
External wall finishes consist of flemish bond brickwork and render combination, the roofs are slate. The houses are finished with high-quality hardwood front and side doors Windows and External Doors are double glazed ‘alu-clad’ windows.
Flooring throughout consists of hardwood timber. Stairs are of solid enclosed hardwood, with Shadow gap detail with LED strip lighting in stairwells and a bespoke custom made glass floor with a glass banister handrail. Bespoke three panel internal doors throughout fitted (extra high doors on ground floor). Bathrooms included Australia sanitary ware fixings, smoked black customise glass screens on showers. Handcrafted kitchens with Carrera Mable. Bedrooms have soft closing handle less wardrobes.
